Access Statement For Lytham Holiday Cottage

Lytham Holiday Cottage is a modern mews property about 20 years old on a small development with attractive communal garden areas and private rear garden, about 1/2 mile from the centre of Lytham on the Fylde Coast of Lancashire.

We have a website with photographs of all rooms and garden.
•Bookings/enquiries can be made directly from the website via email, or via telephone or by letter.   
•All guests are provided with written directions to the cottage              
•The nearest bus stop is on Warton Street  - 250m away 
•Lytham railway station is about 1 mile away.
•Taxis are available in the market square and can be called from the station by freephone.
•This access statement is available on our website and in the "Information File in the cottage.


Arrival & Car Parking Facilities
One allocated car parking space is provided 20 metres from the cottage, allowing access to the rear of the vehicle.
•The surface is block paved/tarmac with a kerb to the pavement (no dropped kerb)
•The car can be brought to within 10 feet of the door for loading/unloading.
•Dogs are not allowed in the cottage, making it suitable for animal allergy sufferers.
All guests will be met at the cottage with the keys


Main Entrance & Reception
•The front door is 85 cm wide with a step over sill, approached by 2 steps 15cm high 30 cm deep, no handrail.
•The front door opens into the lounge.
•Light switches are on the left for lounge and landing.
•There is an external light over the door, switch inside on the right.
•Floor is laminate with non-slip doormat.


Lounge and Dining Area
The lounge has a 3 seater leather settee, matching armchair and an easy chair.
The floor is laminate with two rugs.
•The fireplace is fitted with a pebble effect gas fire, control is at floor level.
•Lighting is provided by centre halogen fitting, two matching wall lights and an uplighter with reading lamp.
•There is a TV with remote control, Freeview Tuner/DVD player/recorder, selection of DVDs.
•Stairs lead to first floor (14 straight carpeted steps) handrail on left.
•Door leads to dining kitchen.
•Glass top dining table 90 cm by 140 cm. 4 metal and leather effect dining chairs.



•There is no separate laundry but there is a standard size washer, which is front loading, provided in the kitchen. A washing line and pegs are provided in the rear garden.


Outdoor Facilities

Exiting from the back door, from the kitchen, there is a patio and garden area. Door is 85 cm wide with a step over sill, large step 25 cm high 100 cm deep down to paved and gravel rear garden.
•Patio furniture and gas barbeque are provided.
•Selection of planted pots and hanging baskets with automatic watering system.
•Bolted and locked gate to rear access path and railway line beyond.


Bedroom 1

Door 75 cm wide x 199cm high - hinged on the left. Carpeted with a light brown, short pile 80% wool carpet.
•There is a king size, low bed with headboard in light wood.
•Duvet and pillows are anti-allergenic hollowfibre filled.
•Linen is cotton percale.
•The space to the left of the bed is 80cm wide.  
•The space to the right of the bed is 100 cm.  
•The main room light has a switch at the door. There are two separate wall mounted reading lamps available at each side of the bed. 
•There is a dressing table, with mirror over and table lamp.
•The fitted wardrobe has mirrored sliding doors.
•Curtains have blackout linings.

Bedroom 2 

•Door 75 cm wide x 199cm high - hinged on the left. Carpeted with a light brown, short pile 80% wool carpet.
•Two single beds 90 cm by 200cm
•Space between beds 35 cm.
•Bedside chest of drawers with reading light.
•Duvet and pillows are anti-allergenic hollowfibre filled.
•Linen is cotton percale.
•Centre light switch to right of door
•Walk in wardrobe with chest of drawers.
•Mirror with shelf on wall.

Curtains have blackout linings.


House bathroom (upstairs)

•Door 75 cm wide by 199cm high.  
•Toilet seat height is 45cm.  . 
•Distance to the left of the toilet is 20cm.  
•Distance to the right of the toilet is 15cm.
•Sink height is 75cm  
•Bath height 50cm, length 167cm and 70cm wide at widest point.  
•Free floor space 65cm x 150cm.  
•Electric shower available over bath.
•The room has a wall mounted towel rail.
•The floor is tiled in light coloured non-slip ceramic tiles. 
•Mirror over basin with light and shaver socket over.  


Self-Catering Kitchen
•The kitchen has three doors, one from the lounge, the backdoor and an understairs cupboard housing cleaning equipment.
•The floor is laminate tile effect.
•The "U" shaped work surface is 90 cm high and 60 cm deep including sink and gas hob. The oven/ grill is under the work surface, as are the dishwasher and washing machine.
•There is a microwave, toaster and kettle.
•Cooking equipment is stored in the cupboards under the worktop, crockery and glassware is in the wall cupboards.
•The fridge freezer is freestanding with the fridge at the top.
•Lighting is provided by two sets of spotlights, one for the room and one over the table. Under cupboard halogen downlights illuminate the work surface.


Grounds and Gardens
•The front garden is laid to lawn, the rear is paved with a gravelled area.


Additional Information
Basic supplies are provided to get you started (teabags, coffee sachets, fresh milk, individual biscuit packs, fruit teas, sugar, salt , pepper, toilet rolls, dishwasher tablets, "J" cloths, paper towels)
•No pets allowed
•No smoking.
